site conditions: 6 acre coastal site with existing non-conforming circa 1960 ranch house. Architectural services.included an extensive permits and approval process, and the design of off site septic system.
client program: A four-season cottage with a private master suite, guest suite and 2 additional bedrooms within an open plan. The detached garage and shop will be a future office and guest loft.
design response: The new cottage and shop replace the nonconforming square footage and volume of the existing structure. The new footprint uses the existing ledge and hillside to provide interior and exterior spaces with coastal views, protected sunspaces, and privacy from the surrounding cottage community. The design includes rough sawn timber framing, re-cycled heart pine floors, radiant heat, and a kitchen built by a local shipwright.
