site conditions: An existing coastal 4 square cottage circa 1915. Previous owners had sub-divided the property, infilled porches, made poorly considered additions, installed vinyl windows and vinyl siding, and added low value bathrooms and a poorly planned kitchen. A lean-to garage was added to the guest cottage and paved yard space created drainage problems.
client program: Revive the character of the original cottage for 4 season use with the emphasis on a summer lifestyle for an active family of four and their guests.
design response: Remove previous "improvements", rebuild porches, add upper level porch, new open kitchen with water views, add and re-design bathrooms in existing locations, move guest cottage to new location, design new garage as carriage house with stonewalls, landscape design and improved drainage. Provide all new mechanical systems, radiant first floor, spray foam insulation, and new lighting and electrical systems.
