Higgins Beach Cottage

Scarborough, Maine

site conditions: Small, non-compliant summer cottage in poor condition with non-compliant shack on 50' x 100' lot, one street back from the beach.

client program: Refurbish existing, 4 season use, new baths, new kitchen and get-away space with beach spirit. Use non-compliant shack footprint for storage, laundry, and ancillary uses.

design response: Completely re-build existing structure from inside to outside, new wall and floor framing, new interior first floor finishes, open kitchen, reconfigure porch and entry, add new porch, keep existing stair, restore pine board bedrooms, new shared bath in existing space. Add new stair and upper level retreat with balcony. Design new surf shack in place of existing non-compliant shack. 2008 Winner - AIA Maine . Honor Award
