site conditions: Coastal one story 1950’s ranch house in poor condition with commanding views to east and south. Mature site with established gardens, trees, and lawn. A pre-existing, noncompliant Shoreland zone structure with a permitted one time expansion of 30% square footage and 30% volume.
client program: Design a Maine coastal home that fits the site and context. Empty nester couple with many friends and family that return for extended stays and vacations. Provide entertainment spaces and gallery space for collections and art.
design response: Evaluate existing structure and design new cottage on existing foot print using maximum permitted expansion. New design with open floor plan, two story gallery space, second floor bedrooms, upper level bunkroom and main level guest suite. Cottage roof lines with one story eaves, low maintenance, weathering cedar shingle walls, clad high performance windows and doors, 3-season screen porch with antique window panels, removable storm shutters, and covered porches.
