site conditions: Narrow property with steep slope to waterfront, clay soils, and view easements.
client program: Views of the water, outside living spaces, open floor plan, cottage design: living room with fireplace, views and porches, study with fireplace, open kitchen and dining spaces with screen porch, 3 bedrooms, 2 /12 baths, shop and home office.
design response: Layout the home for sun and view, provide separate garage with garden entry and use the steep slope for a walk out lower level. The decks and porches are located on the waterside for sun and privacy, the living room steps down to provide high ceilings and larger windows.
